Due Diligence & Preliminary Construction Services

Review local, county, state and federal jurisdictional codes and requirements and permitting related to proposed building/ Development. Identify available utilities and investigate connection costs, permits and schedules and incorporate into scope of sub-trade bidding.

Review preliminary construction drawings with the owner and the design team (architect/engineers) and provide value engineering/cost savings and time saving suggestions with our estimating department.

Estimating department prepares a construction budget and project schedule based on architectural / engineering construction drawings and documents to be utilized as a basis for sub-trade buy-outs, purchasing and financing.

Determine the type of contract that best services the project and is equitable to all parties.

Bid Administration and Sub Contractor Selection

Prepare a bidding format for all sub-contractors that are specific in scope and provides assurance of accurate evaluation and qualification of sub-contractors bids.

Solicit all sub-trade pricing and prepare a cost comparison to be reviewed by owners and construction management team.

Acting as the owners agent make cost savings suggestions relating to lowest bid vs. scheduling and Negotiate the buyout with the subcontractor who can deliver the best value considering scope, relevant project experience, price, project schedule compliance, and past performance.
